Moved into my new home 5 months ago now, Glan Llyn site so thinking it was time to give my review:
I would not hesitate to recommend St Modwen Homes, from the first time I visited the Sales Office, Simon & Toni helped and informed me of everything that was needed to be done at what stage. Since moving in, yes, we’ve had snagging issues, nothing that couldn’t be resolved. the Site Team, Matt and Phil have been contactable when I’ve needed them, responding/moving quickly, in helping with resolving any issues. The support from Josh, Customer Service, Great friendly service, always follows through on things and keeps me updated, either by home visit or phone call.
I believe this whole Team has gone above and beyond to help me settle in to my new home, the friendships that have been built is so welcoming as well.
A very professional team, always polite and pleasant to talk too. Keep up the good work guys

The sales team at Glan Llyn (Simon and Toni) have provided an exceptional and very professional service right from the onset and throughout the whole process from viewing to purchase to moving/settling in.
They carried us along and were very patient, helpful and informative in order to make the whole process smooth. I cannot thank them enough for their professionalism and dedication to looking after their clients.

Furthermore, aftercare has been top notch as the customer service team and site manager have always been on hand to tackle any identified snag(s) which was expected. There’s always been someone (Matt and Josh) a phone call away to quickly attend and tend to any issues promptly. They’ve always communicated with me and send me regular updates, dates and timings for any repairs.

I am definitely recommending St Modwen at Glan Llyn to anyone who’s interested as the entire team are consummate professionals who will ensure that customers are put first and, also, because the house styles/designs are beautiful.

We have recently moved in and have found the St Modwen team really brilliant from clearly explaining the purchase process to follow up and after care. We’ve been to lots of other new builds in the area and we’ve been made to feel insignificant at another developer. We then went to St Modwen office at Glan Llyn in Newport and were made to feel very welcome. Loved the homes, the public open space etc. They offered us lots of options, answered every question and we’re not the easiest to please. We might not be buying right now as we would prefer to wait. We will 100% be coming back to buy when we are ready. People by from people, Simon, the gentleman who was there was great! His colleague Helen was also very helpful. I have been in my new home the Webster for almost a year and a half now and the customer service has been phenomenal throughout Evan after I have moved in The site manager phill and the customer Service manager josh beesley have no doubt gone above and beyond to fix any issues that have happened any teething issues in the property have been fixed straight away and I have been treated with the upmost respect and kindness I have been given reassurance so much sympathy and I have felt like my home is brand-new and it is the first day I have moved in every time they have reassured me and fixed any issues i’m extremely grateful for phill who built my house as explaining issues have been very easy because he understands and has knowledge on what to do straight away and fix the problem I will give St Modwens five stars for the best customer service and the best home build i’m extremely grateful and happy and have no regrets choosing this company when buying my property Worth every penny and in the future will recommend friends and family and I will buy my second home St Modwens amazing company and I’m a very happy customer 😃 from plot 52 Lk number 10

The house itself is beautiful and unlike any other we’d viewed. The design is characterful, which is hard to come by in new builds, and the layout works for us perfectly.
We had several snagging issues (who doesn’t?!), but the resolution for these has generally been smooth and largely, very quick.
We are 3 months into living here and still feel like we’re on holiday! We have no regrets about the property and are very proud to call it our first home.

As much as we love the house itself, what has really struck us about our experience with St. Modwyn Homes, is the customer service we have received. Everyone we’ve encountered has consistently gone above and beyond.
My partner and I don’t typically have much luck with companies (if somethings going to go wrong, it’ll normally happen to us and be a nightmare to rectify!) but that just hasn’t been our experience here.
That’s not to say that nothing has gone wrong, but how a company deals with such things is sometimes more important. Consequently, there were a few people that we wanted to thank in particular, as they have been incredibly helpful when it mattered:
– Simon and Toni in the Sales Team: thank you for everything! From your significant contribution to get us to legal completion on time (and against ALL the odds!) to all of the support and the thoughtful little touches, even AFTER completion. You are a masterclass in what customer service should be and we are SO grateful.
– To Liam from the Site Team: you have been FANTASTIC! Dealing with Liam always brings a smile to my face as he genuinely appears to care and nothing seems to be too much trouble! And it’s the unexpected extras that have really elevated our experience: like how much he and the site team have supported us with the actual move and subsequent furniture deliveries; lending us a skip, and considerate things like that.
Thank you to you and the rest of the site team for making something so stressful, SO much easier.
– And to our more recent dealings with Josh and Sam in Customer Services: thank you both for everything so far – you are brilliant representatives for the company and you fill us with confidence for any future dealings we may have with customer support!

In the interests of providing a balanced review, I should say that the only place things have fallen down has been with some of the tradesmen we’ve dealt with. Having said that, I don’t think they are representative of St. Modwyn themselves (who more than make up for it) and that is why they still get 5 stars. Additionally, some of the contractors HAVE been great – James from ‘The Repair Team’ was exceptional!

We have already recommended St. Modwyn Glan Llyn to friends and family, and I have no doubt we will continue to do so moving forward.

Simon at the Glan Llyn site has been amazing throughout the whole buying process. From consistent communication and updates to answering our questions, nothing has been too much trouble. As soon as Simon showed us The Webster we knew we wanted to buy the house and the team here at Glan Llyn have been great in rectifying the handful of snags we had on moving in – thanks to Josh. The quality of the house is lovely. They also made sure that appointments were booked around our work and now we are in feeling very much at home.

Excellent sales staff, I mainly dealt with Simon who was helpful and knowledgable about the properties in Glan Llyn, and there was always a friendly welcome at the site office.

At the Glan Llyn site I’ve just bought my dream home from St Modwens. There is nothing that can be improved. Simon has been the best point of contact throughout the whole sales project. He was/is genuinely lovely, smart and intelligent as he really knew his ‘stuff’. He helped and assisted whenever he could and was never instrusive or pushy. The houses are beautiful, the staff couldn’t be nicer and I couldn’t be happier. Thank you

The whole buying process was made so easy with the help of Simon. Nothing was a bother and went far an beyond for us. Even to squeeze us in to do a house visit on the day due to work schedules. When doing the first house viewing we noticed one of our extras weren’t in there and once we picked that up. It was rectified straight away, and everything was triple checked.
Liam, Matt and the team have sorted out all our snags quickly and efficiently for us. We couldn’t have asked for a better team to be building our first home for us.

We have recently purchased a new build house at St. Modwen’s development in Newport, South Wales.
The service we have received from start up until now has been fantastic.
The office team of Simon & Toni have been great, and kept in touch with us the entire time we have been going through the purchasing progress. Simon has gone above and beyond on numerous occasions and has helped us through the entire process.
Also Liam from the building side has been absolutely fantastic, any issues we have had, even though there has been nothing major, he has sorted quickly and efficiently to avoid us having any problems.
The team as a whole at St. Modwen’s have been great and I cannot recommend them highly enough.

We bought our new home on the Glan Llyn development (+ moved in August 2023) and we have been so incredibly impressed with St Modwen from start to finish. We had recently tried purchasing from another developer and had a genuinely awful experience so we went into this feeling pretty anxious. From the outset, Simon was phenomenal for us, keeping us so well updated and providing us with reassuring support throughout. We also know Toni was doing a fab job in keeping things moving which we’re really grateful for. I’m pretty sure both went above and beyond continuously during our sales process. Once we were in, Liam and all the site team have been nothing but helpful and friendly. Everyone who comes into your home is professional, respectful and we’ve been really impressed. Josh in Customer Services has also been great at making sure that we’re able to fully enjoy our new home straight away, sorting out any little snags we have had. To reiterate though, these really have been minor. Everyone who’s stepped in our house has said it’s been finished to an unreal standard + I read SO many horror stories about buying new builds (and even experienced a bit of a horror with our previous sale) but St Modwen are genuinely brilliant and we highly recommend the Glan Llyn development. The company wouldn’t be what it is without the incredible team – so a huge thanks to all mentioned above and those behind the scenes!

On a whim, due to debating whether to go into rented accommodation (Moving out of parents home) or actually taking that step to get on the property ladder and purchase a property – My partner and I popped into the Sales Office at Glan Llyn (Just behind Spytty Tesco) where we met Simon!

He welcomed us very politely and we told him why we were popping in. There was absolutely NO Pressure what so ever when talking to him and he took on everything we said about either renting or owning, showed us into the show homes near the office and I declared our budget and he talked us through our options. But then pointed out “Plot 76” which was well within our budget and the perfect size for what we were looking for.

Due to the welcoming nature of the entire conversation at first point of contact, plus all of the follow up – I am now writing this review from my very first home here on the Glan Llyn Development (Martensite Way). From the very start Simon communicated everything we needed to know as well as pointing us in the right direction for our Solicitors and even a Mortgage advisor (Solicitors were Davies & Partners – Extremely Competitive and the the Mortgage Advisor was Mark Davies over at Mortgage Advice Bureau – Highly Recommend, he was absolutely ACE!)

As a first time buyer it can be daunting, but Simon and Toni over at the Glan Llyn sales office took all of that fear away. There was even an issue at the point of reservation where the agreed sale price was due to be hiked, but Simon and Toni fought our corner due to the nature of the situation and had the original price that was agreed, honoured.

Between Simon, Toni and the Site Manager; Liam the whole thing has been a breeze and I completed in just under 4 weeks give or take.

Currently still dealing with Liam due to the odd snag here and there, but even he’s brilliant and sets you at ease immediately. Always makes you feel welcome. I’ve also met Josh, the customer services manager who’s been awesome too.

Whether you’re a first time buyer like I was, or and looking for your next home with St.Modwens at the Glan Llyn development trust me, go for it – Pop in and see Simon or Toni and you’ll be in safe hands.

I can’t vouch for other St.Modwens developments and their sales offices, but if Simon, Toni and Liam are anything to go by then you’re in for an awesome experience!
