Penny Smith – Handley Place

Here, Penny tells us all about why they chose to move into a three-bedroom detached Edwena and what her experience as a homebuyer was like.

Moving into the future

We work with lots of prospective homebuyers across England and Wales who are looking to upsize or downsize their homes due to a change in family circumstances, health conditions or just a desire for something new.

Penny, our homeowner at Handley Place, said: “We wanted to downsize from a four/five-bedroom townhouse to a smaller property as both our adult children had left over a decade ago and we no longer needed the space we had over three floors for just the two of us.

“However, we do have two grandchildren so still wanted three bedrooms, but within a more traditional house type. We looked at many housebuilders, but once we viewed the Edwena we agreed that it ticked all the boxes that we were looking for. Essentially, we were keen for an open-plan lounge/diner and kitchen but also a large garage space and so that was another selling point for us.”

Going above and beyond

We’re acutely aware that having a personal and supportive sales experience is crucial, as moving homes can often be a stressful time for all involved, particularly when you’re involved in a longer chain of properties.

Penny adds: “Caroline, our sales agent from St. Modwen Homes went above and beyond and really chased the solicitors and estate agents along with myself to make sure that this moved happen, helping to expedite the process. We finally exchanged in late March 2024 but only had five days to pack up a four/five-bedroom home and get removals all sorted. Here, Caroline again was amazing once again and helped source a removals supplier for us as we’d lost the one that was previously arranged.

“We cannot fault the sales team from St. Modwen Homes – Caroline our sales advisor has been amazing throughout and has gone above and beyond making the process of our move which was very stressful a lot easier and I still pop into the Homebuyer Hub and have a chat with Caroline as we have become good friends.”

Making a house a home

We love seeing how our customers put their own design taste and personal touches into their house to make it a perfect home for their families, and Penny enjoyed getting creative to create a welcoming space for her grandchildren.

She said: “Before we moved into the house I drew each room to scale so that I knew where every piece of furniture would fit once we were in the house. Although we were downsizing, I still wanted a spare room for when family stayed and for the grandchildren. All three of the rooms are bigger than average and the 3rd bedroom for the two grandchildren now has two toddler beds, a wardrobe, chest of drawers and even a box unit with enough space for the children to play.”
